The front and sides of the existing house, protected from alteration, were thoughtfully restored, with the rear side being the focus of the renovations. The rear addition houses two additional apartments, bicycle parking, a garage and building services, converting what had been a single-family house into seven new rental apartments.
An exterior stair was used as a dividing element between heritage and added portions, to distinguish old from new and help preserve the main house's original character. The bold Gothic Revival exterior colour scheme - of crimson and gray - was derived from an analysis of the original paint layers. Building Code complications were addressed with an internally authored Alternate Code Solution, enabling additional windows and a traditional open stair within the heritage portion.
Carefully sited permeable paving avoided injury to a large Arbutus tree, while still allowing both a parking space and a weather-protected bike locker for each apartment.
